A stronger roofing estimate starts before anyone talks about shingle color. Homeowners get better comparisons when they ask each contractor to explain the same core scope items: measurements, tear-off, decking, ventilation, flashing, material line, cleanup, and warranty context.

Start with the roof system, not only the shingle

A roof replacement usually includes underlayment, starter strip, drip edge, flashing details, ridge cap, ventilation, fasteners, cleanup, and disposal. If one estimate includes those items clearly and another only lists shingles, the prices are not really being compared on equal terms.

Ask what is assumed and what is field-confirmed

Some details can be estimated from measurements, photos, and satellite tools. Other items, such as soft decking, hidden layers, or ventilation constraints, may need confirmation during inspection or tear-off.

Checklist items to compare

• Number of existing layers and whether full tear-off is included.
• Decking replacement policy and per-sheet pricing if bad sheathing is found.
• Ventilation plan, including intake and exhaust balance.
• Flashing, pipe boot, valley, drip edge, and cleanup details.
